When I mentioned this to a clients that were getting ready to sell their home, they were excited. We planned a day between the staging and before full marketing blitz for them to invite their friends and neighbors over to see the home. They went all out, sending emails to their address book, even having their hairstylist post something at the salon. We brought in wine and snacks, flyers, music, what ever it took to get some excitement in the room from those in their network. We didn’t necessarily expect anyone of the visitors to be the buyer, but we wanted to create a buzz that would have the guests talking about it to their network and hopefully in that larger group, we would find our buyer.
Well, the night of the party came, the house was in great shape, staging was great. Pictures were taken to help restore after the party not to mention for marketing material. The wine was breathing, the cheese was out and the crackers all lined up.
Thirty people showed up to preview the home, better than any open house that I’ve had. Everyone had a great time, reviewing the home and talking about Real Estate. I wouldn’t be surprised if that word gets out in the next couple of days to that possible buyer.
Will this make it into my marketing plan for future listing, not necessarily for every home, but for those that are truly special, yes. I felt it was well worth the expense to have the visibility that we got.
