Getting an Offer for your Home

With the market the way that it is, this comes up from a lot of my sellers, how can I get an offer for my home?  Well, here are some of the tips that I’ve given:

Price it Right, nothing else will matter if your home is over (or under) priced for your neighborhood and floorplan.  Honestly, I will have a hard time getting anyone to come out if the number is just too far out of bounds compared to others on the market and recently sold, so take the time and make sure it’s in line.

Prepare for visitors, very few homes are sold sight unseen, in fact no one really should buy a home without seeing it (even as an investment).  So you should be prepared for people to come by (and buy).  Before it goes on the market, do any repairs that need to be done, especially the curb appeal.

Be flexible, especially with showings.  I’ve seen too many homes listed that required 24 hour notice, or to meet the agent to do a showing.  Make it really simple for someone to show the home on short notice.  Keep the house as clean as possible and prepared for the last minute showings (they happen more often than not).

Be prepared.  Think in advance what your bottom number will be and the terms that you would be willing to accept.  This will help you when you get an offer to know this without the influence of the offer.

Have a price reduction plan.  I’m big on this one, I set up conditions with my sellers that if after 2 weeks, if we don’t get X number of showings, we should consider a price reduction, or if after x number of showings we don’t get an offer, we should reduce the price by Y.  We plan out the next two price reductions, we don’t have to always follow the plan, but at least we’re thinking about it.
