December 2009 Market Analysis

My friends over at the Cromford Report have posted their December 2009 Market Analysis in the members only section and I’m posting the high-lights here for your enjoyment and monthly statistical real estate fix:

  • Annual sales have risen to 92,435, a number that we haven’t seen since June 2006.
  • December sales came in at 7,723 a 3.7% increase over November and almost as high as December 2004 (current record).
  • Short Sales made up 26.6% of the December sales, up from November.
  • Bank-Owned (REO) properties made up 43.9%, a slight increase over November.
  • Owner resale made up the remainder at 20.9% down from November.
  • Notices of Trustee Sales jumped to 7,781, up about 10% from November.

The report also goes on to remind us that sale prices have been on a steady increase since April 2009, indicating that we’ve hit bottom and now on the upward motion.
