My wife makes fun of me, when I get some down time, all I want to do is read technical books. Everything from Ruby on Rails to a Real Estate book. Well, I just completed What Every Real Estate Investor Needs to Know about Cash Flow … And 36 Other Key Financial Measures by Frank Gallinelli. Besides having a really long name, this book is in short, a great reference of Financial measurements.
I picked this book up mostly for my investments, I was looking for additional analysis and formulas to help me quickly decide if I should invest more time deciding to buy a property or move on to a better opportunity. In my opinion, I was spending too much time trying to figure out if a property was a good deal or not and if it was, I often missed out on faster investors.
Well, I got my answer in this book, even though the book was mostly geared toward multifamily or commercial investments and not the area I usually work (single family residential), I was still able to pick up a couple of quick calculations that helped me to move on or stay and play.
Frank doesn’t spend a lot of time on fluff, in fact, each chapter is dedicated to a single financial measure, describing how to calculate, then interpret the result and often offering rules of thumb on what to do with certain values.
I learned most of these measures in my business classes, and I have to say, they were more direct and clear in this book than they ever were in the classroom. If you need a reference or an explanation of a financial measure in the investment area, you can’t go wrong with this book.
